IKO Kitchen Remodeling: The San Francisco Owner’s Guide

We install IKO-compatible kitchen remodeling systems across San Francisco, with most complete kitchen remodels running between $16,520 and $53,100 depending on cabinet run length, countertop material, and substrate condition. The most common call we get is from a homeowner whose IKO cabinetry has started delaminating at the hinge points, or whose IKO countertop seam has opened up after years of fog-season humidity cycling. We stock replacement hardware and matching components on the truck, and we can usually diagnose the failure and give you a written price in one visit.

Here’s the pattern we see in San Francisco homes: the kitchen looks fine for six or seven years, then one spring the cabinet doors start sagging, or the drawer glides bind, or the countertop seam separates near the sink. The homeowner isn’t sure if it’s a repair or a full replace. This page covers both paths, with real numbers so you can decide before anyone shows up at your door.

Which IKO Models This Applies To

New painted shaker cabinets with an organized deep drawer

IKO manufactures a range of kitchen component lines, and compatibility is not universal across them. The IKO cabinetry lines we encounter most often in San Francisco are the builder-grade and mid-tier series, which use 1/2-inch and 5/8-inch side panels with either face-frame or frameless construction, depending on the year the kitchen was installed. If you’re not sure which series you have, pull one drawer out and look at the side panel thickness. That measurement tells us more than any model sticker.

The hinge bore spacing is the other gotcha. IKO builder-series doors typically use a 35mm cup hinge with a 52mm spacing, but some late-model mid-tier lines switched to 45mm spacing. If you order replacement doors or hinges based on the series name alone, you can end up with hardware that doesn’t sit flush. We carry both common bore patterns, and we verify the measurement on site before any order goes in.

On the OEM-versus-aftermarket question: for IKO-specific hardware like hinge plates and drawer glides, quality aftermarket equivalents from Blum or Salice almost always outperform the original builder-grade parts, and they fit the same bores with a small adapter plate. For door and drawer fronts, however, we recommend replacing through IKO’s own channel or having a local shop match the profile. Aftermarket fronts rarely match the original edge profile closely enough to sit flush with adjacent doors. Bradford Remodeling Co San Francisco is an independent contractor, not affiliated with IKO, which means we recommend whichever option actually solves the problem, not whichever one pads a manufacturer relationship.

Signs Your IKO Kitchen Remodeling Is Failing

  • Cabinet doors sag or won’t close square. The hinge plates have usually pulled loose from the side panel, stripping the screw holes in the particleboard core. In fog-belt San Francisco neighborhoods like the Outer Sunset and the Richmond, the moisture cycling makes this failure show up faster than in drier parts of the city.
  • Drawer glides bind or drop on one side. The ball-bearing slides IKO uses in builder lines have a plastic release tab that gets brittle after about eight to ten years. Once that tab snaps, the drawer won’t release from the track, and the glide has to be replaced, not repaired.
  • Countertop seams open near the sink or dishwasher. This is the classic San Francisco failure pattern. The constant humidity swings along the coast make substrate panels expand and contract, and the seam adhesive gives way at the highest-stress point. It starts as a hairline gap and widens with every dry winter.
  • Laminate edging peels at the top or bottom rail. Heat from the oven or dishwasher vent is usually the culprit, but the glue bond also breaks down faster in homes without proper range hood ventilation. Once the edge lifts, moisture gets into the particleboard and the damage accelerates.
  • Soft-close dampers stop working. The damper cylinder inside the hinge fills with kitchen grease and dust over the years. The hinge still holds the door, but the soft-close feature is gone, and the door slams shut. This is an easy fix if the bore pattern matches, and a nuisance if it doesn’t.

Replacement Cost & What’s Included

A small remodeled galley kitchen with cabinets to the ceiling

In San Francisco, a full IKO kitchen remodel runs from $16,520 to $53,100. The spread comes down to four things: linear feet of cabinetry, countertop square footage and material grade, whether the existing substrate is salvageable, and whether plumbing or electrical has to move. A smaller kitchen with stock cabinets and a laminate top clusters near the bottom of that range. A larger kitchen with stone surfaces and custom cabinetry climbs toward the top.

Every Bradford job includes a written price before any work starts. That price covers the materials, the labor, the haul-away of the old components, and any permits the city requires. It does not move at the door. If we find rot in the substrate after demo, we stop, show you what we found, and give you a written change order before we touch it. You approve it or you don’t, and the original price still holds for everything else.

All completed work carries the 365-Day Done Right Promise: if any part of the install fails within a year of close-out, we return and correct it at no charge. The written guarantee is in your hand before we leave the site.

DIY or Call Us?

There are a few things you can safely check on your own. Pull a drawer, measure the side panel thickness, and count the hinge screw holes. Note which doors sag and whether the hinges feel loose where they seat. That information saves time on a service call and helps us bring the right parts on the first trip.

What you shouldn’t do is start drilling into IKO particleboard cabinets without the right fill-and-anchor technique. The panels are dense but brittle, and a mis-set screw strips the bore permanently. Same caution applies to countertop seam repair: what looks like a simple adhesive fix usually fails again within months if the substrate movement hasn’t been addressed first. If you’re in doubt, call (831) 610-5598 and describe what you’re seeing. We’ll tell you honestly whether it’s a service call or a phone diagnosis.
