Atlas Bathroom Remodeling: The San Francisco Owner’s Guide

If your Atlas bathroom remodel has a failed valve, a leaking shower pan, or a vanity that’s pulling away from the wall, we stock and install compatible replacement parts throughout San Francisco. A typical Atlas-related bathroom repair or component replacement in San Francisco runs $10,620 to $33,040 installed, depending on scope, and most single-fixture swaps are done in one or two days. Homeowners usually find us the same way: a slow leak that finally shows up on the drywall, a mixing valve that stops holding temperature, or tile that’s cracked because the substrate underneath flexed when it shouldn’t have.

We’re Bradford Remodeling Co San Francisco, and Curtis Lane runs this crew. We’re an independent San Francisco contractor, meaning we’re not affiliated with Atlas or any other manufacturer. What we do is work with the parts, know their failure points, and replace them to code with the warranty in writing. If you’re in the Richmond, Outer Sunset, Noe Valley, or anywhere else in the city, this page tells you what to expect.

Which Atlas Models This Applies To

A powder room with botanical wallpaper and a stone sink

Atlas bathroom products span several lines, and the biggest compatibility gotcha in San Francisco is that older Atlas shower sets from the 1990s and early 2000s used a non-standard rough-in depth. Most modern mixing valves sit at a 2-inch rough-in from finished wall. Some Atlas units were set shallower, closer to 1-1/2 inches, which matters when you’re swapping a trim kit onto existing plumbing. If a homeowner orders a new trim set without checking rough-in depth, the handle or escutcheon won’t seat flush and you’ll see a gap at the tile.

Parts are identified by a model number stamped on the valve body behind the trim plate or on the underside of the vanity drawer box. We take a photo of that number before we order anything. For Atlas specifically, OEM parts are available for most lines from the last 20 years, and quality aftermarket equivalents from Danco or BrassCraft cover the common wear items like cartridges, stems, and seats. For structural pieces like a shower pan or a vanity frame, we stay OEM because dimensional tolerances are too tight to guess with an off-brand part. We also stock compatible hardware for KraftMaid, Cambria, and Silestone bathroom pieces, but this page is Atlas through and through.

Signs Your Atlas Bathroom Remodeling Is Failing

  • Water stain on the ceiling below the bathroom. This almost always traces back to a failed shower pan gasket or a tub waste-and-overflow that was never seated properly at original installation. In San Francisco’s older homes, the plumbing chase runs tight, so the stain shows up fast once the leak starts.
  • Mixing valve won’t hold temperature. You get ten seconds of hot water, then a cold blast. That’s a worn pressure-balancing cartridge inside the Atlas valve. Hard water from San Francisco’s Hetch Hetchy supply accelerates mineral buildup on the cartridge ports.
  • Tile cracking along the shower floor or lower walls. One crack is cosmetic. Cracks in a line across the shower floor mean the mud bed or substrate has shifted. The waterproof membrane under the tile is now compromised, and water is getting through to what’s underneath.
  • Vanity pulls away from the wall with a visible gap at the backsplash. Older San Francisco homes have plaster walls, and if the vanity was hung without anchors into studs, the weight of a stone top will slowly pull the whole unit forward. Left alone, the plumbing connections at the wall start to stress.
  • Caulk joints that keep splitting at the tub-to-tile transition. Joints split for two reasons: the tub is settling or flexing, or the wrong sealant was used. Either way, the fix is not more caulk. The gap has to be cleaned, prepped, and re-sealed against a stable surface, or the leak returns within the year.

Replacement Cost & What’s Included

A wood double vanity with two mirrors after a bathroom remodel

In San Francisco, a single-fixture Atlas replacement like a shower valve or tub filler runs $3,540 to $10,030 installed. A small bathroom remodel with Atlas fixtures runs $5,900 to $14,160, and a full bathroom remodel lands in the $10,620 to $33,040 range. What drives the spread is what’s hidden behind the wall: if the rough-in needs to be moved, if the subfloor is rotted, if the existing waterproofing is shot. We don’t fold those surprises into the invoice later. We inspect first, then give you a written price that reflects what we actually found.

Every estimate includes parts, labor, haul-away of the old material, and the written 365-Day Done Right Promise. If the work fails inside that year, we come back and correct it at no charge. That’s The Garrison Standard, and it’s not a verbal handshake. It’s in writing before we touch a tool.

DIY or Call Us?

Some things you can check safely: tighten a loose set screw on a handle, clear a slow drain with a plastic snake, inspect the caulk lines for gaps. Those are fair game. What you should not handle yourself is any work that involves pulling a mixing valve off the rough-in, removing a shower pan, or cutting into tile over wet substrate. A valve replacement done wrong floods the wall cavity. A shower pan replacement done wrong floods the ceiling below. These are not convenience repairs, they’re leak paths with real consequences for a San Francisco house that’s already fighting fog and bay moisture.

If the part is beyond your comfort, call us at (831) 610-5598. We’ll give you a straight number and a real scope, and we’ll stand behind it for a full year.
