ViewLux Roofing: The San Francisco Owner’s Guide
We match, source, and install ViewLux-compatible roofing parts across San Francisco, with most skylight and roof-window replacements running $470 to $2,125 installed. If you’ve got a ViewLux unit leaking, fogged, or cracked, we can usually identify the failed component and give you a written price the same day we look at it. The typical discovery goes like this: a ceiling stain shows up after the first real rain of the season, or a skylight that used to open cleanly now sticks, or you notice condensation between the glass panes that never goes away.
Which ViewLux Models This Applies To

ViewLux roof windows and skylights use a standardized flashing and frame system, which means the replacement logic is the same whether you have a fixed unit, a manual venting model, or an electric venting model. The compatibility gotcha most owners miss is the glass pack size: ViewLux units are sold by rough opening dimensions, not by visible glass dimensions, so a unit stamped “RO 30×46” will not accept a glass pack from a “glass 30×46” skylight. Check the data plate on the inside of the frame – it’s usually on the left side rail – and read the RO number before you buy anything.
Roof-mounted curb units and deck-mounted units also use different flashing kits, and they are not interchangeable. If your San Francisco home has a tile roof, you need the tile-specific flashing profile; composition shingle roofs use a different base. We stock the common curb-mount and deck-mount flashing profiles on our trucks and order the less common ones directly from the manufacturer with a 3 to 5 business day lead time. For the glass pack itself, OEM ViewLux is the right call if your unit is still under warranty or matched to a specific glazing tint. Otherwise, a quality aftermarket glass pack with matching low-E and argon specifications does the same job at roughly 30 percent less. Curtis Lane has read enough California building code to know when the aftermarket equivalent is a real match and when it isn’t.

Signs Your ViewLux Roofing Is Failing
- Water staining on the ceiling below the unit. Usually the flashing seal has failed where the roof meets the curb, not the glass itself. In San Francisco’s wet winters, a failed flashing will show up within the first few heavy rain events.
- Persistent fogging between the glass panes. The gas-filled seal on the glass pack has failed and the unit has lost its insulating argon. This is a glass pack replacement, not a frame replacement.
- Visible cracking or impact damage on the exterior dome or glass. Debris from wind storms and tree branches is the usual cause. A cracked pane can become a leak within one rain cycle.
- The opening mechanism on a venting unit sticks or won’t hold. The chain or motor drive has worn out, and forcing it by hand strips the drive gear further. Replacement of the drive mechanism is a straightforward parts swap.
- Drafts or temperature swings in the room below. The frame gasket has compressed over time and the unit is no longer sealing against the roof curb. That means higher heating bills, fast.

AfterReplacement Cost & What’s Included

Installed ViewLux parts replacement in San Francisco falls into these ranges, depending on what failed and accessibility:
- Glass pack replacement (fixed unit): $470 – $1,180
- Flashing replacement: $590 – $1,415
- Drive mechanism or manual operator replacement: $470 – $1,180
- Complete unit swap (same rough opening): $1,180 – $2,125
These are installed prices: the part, the labor, the disposal of the old component, and a written scope before we start. In San Francisco, two-story roofs, steep pitches, and units over inaccessible courtyards push the labor number up, while a single-story composition roof over a flat lot stays at the lower end. Every quote is a fixed number, in writing, before a single tool comes out. That’s The Garrison Standard, and it’s the only way we work.
DIY or Call Us?
Replacing a glass pack or flashing kit on a ViewLux unit requires working on the roof, usually on a slope, and often in conditions where one wrong move means a slide or a dropped panel. We don’t recommend it as a DIY job. What you can safely do from the inside: read the data plate to confirm your RO dimensions, check whether the unit is still under manufacturer warranty, and document any water staining with photos. From there, the right move is calling (831) 610-5598 and getting a written price. Curtis and the crew do the ladder work.
FAQs

A ViewLux glass pack in San Francisco typically lasts 15 to 22 years depending on sun exposure. Our coastal fog and intense afternoon sun on south-facing roofs degrade the gasket seals faster than inland locations, so units in the Outer Sunset or on Twin Peaks often need glass pack work near the 15-year mark.
Flashing can sometimes be re-sealed if the metal itself is intact, but a fogged glass pack, a cracked pane, or a stripped drive mechanism needs replacement, not a patch. We’ll tell you which category yours falls into at no charge during the estimate. Call (831) 610-5598 and we’ll take a look.
Most glass pack, flashing, and operator replacements take 2 to 4 hours on site. Complete unit swaps run 4 to 6 hours, depending on the roof pitch and whether the interior trim needs to be reworked. A two-person crew does the whole job and leaves the work area clean.
We carry the common flashing profiles, glass pack sizes, and replacement drive mechanisms on our trucks for San Francisco homes. If your unit needs a less common part, we order it directly from the supplier and schedule your installation once it arrives, typically within a week. You’ll never be asked to track down a part yourself.
No. The price we put in writing is the price you pay. If we find hidden damage underneath the old flashing once the unit is pulled, we’ll show you, explain what it means, and put a new fixed number in writing before continuing. No surprise invoices, ever.
In addition to ViewLux roofing work, we handle replacement parts for KraftMaid, Cambria, and Silestone across our broader remodel scopes. If your roof needs attention alongside interior repair, we’ll scope both.
Squared away on a ViewLux job means the new part is in, the seals are tooled correctly, the shingles or tiles around the flashing are re-set and watertight, and no debris is left on the roof or in the gutters. You get a written scope, a fixed price, and a signed guarantee before you sign anything. Straight number, real scope, no surprises at close-out.
Call (831) 610-5598 to schedule a free estimate on your ViewLux roofing repair. Curtis or a member of the crew will pick up.
