Abodu Bathroom Remodeling: The San Francisco Owner’s Guide
Bathroom remodeling for an Abodu home in San Francisco typically runs $10,620 to $33,040 installed, depending on whether you’re doing a full gut-and-rebuild or a smaller refresh. We stock the core materials and fixtures needed for Abodu-compatible bathroom work, and we can schedule an exact estimate within days of your call. Most owners realize it’s time when the shower pan starts holding water, the vanity substrate swells at the base, or the original caulk lines have pulled away from the walls after a few fog seasons.
Abodu homes are modular, which means the bathrooms were built in a factory and set in place. The remodel challenges are different from site-built homes: access behind walls is tighter, plumbing rough-ins follow factory routing, and the substrate under the flooring is not standard tile backer. We know where those differences hide, and we plan for them before we open a single panel.
We’re an independent contractor, not affiliated with Abodu. That means we work on what’s actually there, not what a factory drawing says should be there.
Which Abodu Models This Applies To

Abodu has produced a few different unit configurations, but the bathrooms share a common set of factory-installed components. What matters for your remodel is not so much the model name as the rough-in dimensions and the substrate behind the walls. In San Francisco, the older Abodu units with original 2018-2020 build dates are the ones showing the most consistent failures: corner shower pans, vanity bases, and wall panels around the tub surround.
Before we quote, we check three things: the shower valve spacing, the drain location relative to the joist layout, and the thickness of the wall panels. Some Abodu bathrooms use a 1/2-inch moisture-resistant drywall with a vinyl face layer. Others used a factory tile board. They fail differently. We identify which one you have before we price the work.
On the OEM-versus-aftermarket question: Abodu does not sell replacement panels or fixtures directly to homeowners as a standard parts catalog. Most of what fails in those bathrooms is better replaced with a documented name-brand product (Kohler, Moen, Schluter substrates) than with a factory-equivalent part. We also stock and work with KraftMaid, Cambria, and Silestone for vanities and countertops when the job expands beyond fixing what failed.

Signs Your Abodu Bathroom Remodeling Is Failing
- Water staining at the base of the vanity. The factory vanity sits directly on the floor without a proper toe-kick seal in many units. When a San Francisco bathroom steams up, condensation runs down the face and wicks into the substrate. The particleboard core swells, the laminate delaminates, and you get that soft, dark edge.
- Grout cracks that keep coming back. Modular homes flex. When the unit settles or shifts slightly, rigid grout lines crack. Caulking over them hides the problem for a month, maybe two. The real fix is a flexible joint with the right backing rod behind it.
- Shower pan movement or sponginess. Factory pans are often set on a foam bed or thin mortar pad. If you feel the pan flex underfoot, that’s the bed failing. Left alone, it cracks the pan and water goes into the floor.
- Musty smell that won’t clear. Fog-driven moisture in Outer Sunset units gets behind wall panels through failed caulk lines and sits there. By the time you smell it, the framing usually needs drying and possibly repair.
- Slow drain with no visible clog. Some Abodu bathroom drains were routed with a shallow pitch through the floor cassette. When that pitch settles even slightly, water pools in the line. A remodel is the time to correct the fall, not just snake the drain.

AfterReplacement Cost & What’s Included

Here’s the straight pricing for San Francisco, written before any work starts, as The Garrison Standard requires:
- Full bathroom remodel (gut to finish): $10,620 to $33,040
- Small bathroom remodel (fixtures, surfaces, vanity): $5,900 to $14,160
- Walk-in shower installation: $5,310 to $14,160
- Tub-to-shower conversion: $4,130 to $11,800
- Shower replacement: $3,540 to $10,030
- Bathroom vanity installation: $945 to $3,540
The range is driven by what’s behind the walls. If the framing is dry and the subfloor is sound, you’re at the lower end. If water has been sitting in the floor cassette or the wall panels need to come down to dry the framing, the number climbs. Every quote includes materials, labor, demolition, disposal, and a written line-item breakdown. No number moves at the door. Every completed job carries the 365-Day Done Right Promise: if it fails within a year, we come back and correct it at no charge.
Straight number, real scope, no surprises at close-out.
DIY or Call Us?
Here’s the honest split. You can safely remove a showerhead, swap a faucet trim kit, re-caulk a backsplash joint, and tighten a loose toilet flange bolt. Those are surface jobs. What you should not do is open a shower wall, pull a vanity away from a wet floor, or cut into the floor cassette. That’s where you find the water damage, the mold you didn’t know about, and the plumbing routing that doesn’t match any standard diagram. We’ve opened enough Abodu bathroom walls in San Francisco to know that what looks like a two-hour job is usually a two-day correction once you see the substrate.
If you’re not sure which category yours falls into, call (831) 610-5598 and describe what you’re seeing. We’ll tell you whether it’s a Sunday-afternoon fix or a real remodel. No charge for the conversation.
FAQs

A small refresh (vanity, fixtures, surface work) takes 4-7 working days. A full gut-and-rebuild runs 2-4 weeks depending on what we find when the panels come off. We give you a written timeline with the written price, and we hold to it.
Sometimes. If the vanity substrate is dry and only the toe-kick is swollen, we can cut and replace that section. If the shower pan has flexed or the wall panels are delaminating, repair is throwing money at a failing assembly. We’ll tell you which one you have before you spend anything. Call (831) 610-5598 and we’ll get eyes on it.
We stock the brand-name fixtures and materials that replace what fails in Abodu bathrooms: Kohler and Moen valves and trims, Schluter waterproofing substrates, cement board, and the standard drain assemblies. We do not stock proprietary Abodu factory panels, because those are not sold as a standard catalog item and most are better replaced with properly waterproofed tile or solid-surface panels.
The written price covers the agreed scope. If we open a wall and find rotted framing or mold that no one could see before demolition, we stop, show you what we found, and give you a written change order before we proceed. You approve it or you don’t. The original number does not move without your signature. That’s The Garrison Code, and it’s how we’ve run every job since Gary Garrison set the standard for this family of companies in 2004.
