American Standard Home Additions & ADU: The San Francisco Owner’s Guide

For a home addition or ADU built around American Standard fixtures and fittings, the parts and finishes you chose at rough-in are now the load-bearing reality of the space. In San Francisco, where a garage conversion or rear-yard ADU often sits on a compact lot with tricky access, the installed cost for a full addition typically runs $53,100 to $153,400, and an ADU construction project lands between $106,200 and $259,600 depending on scope, foundation work, and the American Standard product lines specified. Most homeowners don’t discover a failing part until a water line fitting starts weeping behind a finished wall, a shower valve cartridge wears out mid-shower, or a toilet flange quietly rots into the subfloor. By then, the part itself is usually cheap. The labor to reach it in San Francisco construction, where access, permitting, and old framing dictate everything, is what drives the real cost.

Bradford Remodeling Co San Francisco is an independent remodeling contractor. We are not affiliated with American Standard, but we work with their product lines daily and we know which parts hold up in San Francisco’s fog belt and which ones need attention at year five.

Which American Standard Models This Applies To

A remodeled hall bathroom with subway tile and a floating vanity

This page covers the American Standard fixtures and fittings most commonly specified in San Francisco home additions and ADUs built between roughly 2000 and today. The big three on almost every project we open up: the Champion and Cadet toilet lines, the FloWise and Studio shower valve and trim series, and the Portsmouth and Colony bathroom faucet sets. If your addition has a freestanding tub, you’re likely dealing with an American Standard Cambridge or Evolution series with a deck-mount or floor-mount filler.

The compatibility gotcha most owners miss: American Standard shower valves changed cartridge design across generations. A FloWise rough-in valve from 2008 will not accept the current universal pressure-balancing cartridge without an adapter, and the adapter is not carried by most supply houses. The valve body stamp is on the brass behind the trim plate, and that stamp tells you the series in about ten seconds. When we can’t match an OEM cartridge, we recommend a full valve replacement with a current American Standard rough-in rather than forcing an aftermarket cartridge that will leak again inside a year. The parts are not expensive. Reopening a tiled shower wall in an Outer Sunset ADU because a $14 aftermarket cartridge failed is expensive.

Signs Your American Standard Home Additions & ADU Is Failing

Symptoms that point to the part, not the fixture

  • Water pressure drops to a trickle, then surges back. This is almost always a failing pressure-balancing cartridge in an American Standard shower valve. In San Francisco’s older plumbing, sediment from galvanized supply lines chews through the cartridge seals faster than the manufacturer’s expected lifespan.
  • Toilet refills every twenty minutes without being flushed. The flapper on a Champion or Cadet toilet has warped or mineralized. San Francisco water chemistry, especially in the Sunset and Richmond districts, hardens flappers quickly. A $12 OEM replacement usually fixes it in five minutes.
  • Water seeps from the base of the toilet only when the shower runs. That is not the toilet. That is a drainage backpressure issue in a wet vent, common in ADUs where a bathroom was added to an existing San Francisco sewer lateral without proper slope. The American Standard toilet is fine. The rough plumbing below the floor is not.
  • Faucet drips at the handle, not the spout. A worn cartridge or O-ring in a Portsmouth or Colony lavatory faucet. If the drip is at the handle base, it is a seal. If it’s at the spout, it’s the cartridge. Both are quick fixes with genuine American Standard parts.
  • Grout cracking around the shower valve wall. The escutcheon plate is hiding a slow leak at the rough-in connection. By the time the drywall swells enough to crack the grout, you have rot. This is the one where you call a licensed contractor the day you see it.

Replacement Cost & What’s Included

A freestanding soaking tub in a remodeled primary bathroom

Here’s the straight number for San Francisco, because guessing gets you nowhere:

Scope Typical San Francisco Range
Toilet flapper, fill valve, or trip lever replacement $150 – $350
Shower cartridge replacement (American Standard OEM) $250 – $550
Shower valve full replacement (access panel or open wall) $900 – $2,500
Faucet cartridge replacement $180 – $400
Toilet flange repair or replacement (subfloor access) $500 – $1,800
Full home addition (per scope above) $53,100 – $153,400
ADU construction $106,200 – $259,600

What drives the range: wall access, tile repair, lead time on the OEM part, and whether the rough plumbing behind the fixture is still up to code. Bradford Remodeling gives you a written price before any work starts. No numbers that move at the door, no change orders on a whim. The written price covers the part, the labor, and the guarantee. Every job we complete carries the 365-Day Done Right Promise: if the work fails inside a full year, we return and correct it at no charge. That promise is in writing, on the estimate, before a single tool comes out.

DIY or Call Us?

Some things on this list are genuinely doable for a careful homeowner with basic tools. Replacing a toilet flapper? That is a five-minute job and we will not talk you out of it. Swapping a faucet cartridge? Doable if you have the right puller and turn the water off at the angle stops first. Those angle stops, on a San Francisco house built before 1980, are another story, and if one snaps off inside the wall you are going to wish you had called first.

Where DIY goes wrong: opening a shower wall without knowing what is behind it, touching any rough plumbing that is tied into a shared wall, or trying to pull a cartridge that has mineral-locked into the valve body. American Standard valve bodies are brass, which is good, but a cartridge seized into one will break the puller before it gives. At that point the valve has to come out, which means cutting into the wall, which means this is no longer a parts job. If you have any doubt about what is behind the tile, call us at (831) 610-5598. Curtis Lane and the crew will tell you over the phone whether it is worth the service call.
