GAF Home Additions & ADU: The San Francisco Owner’s Guide

A home addition or ADU built with GAF roofing and waterproofing products carries a lifespan expectation that runs decades, but when a component fails in San Francisco’s fog-and-salt air, it rarely announces itself politely. The installed cost for a GAF-integrated home addition or ADU in San Francisco runs $53,100 to $153,400 depending on square footage, foundation work, and how much of the existing structure we’re tying into. Most owners discover a problem the same way: a water stain on an interior ceiling, a draft that wasn’t there last winter, or a door that suddenly won’t latch because the framing has shifted. We stock GAF-compatible flashing, underlayment, and ventilation components on our trucks, and we match them to your existing roof system before we touch a single fastener.

Straight number, real scope, no surprises at close-out. That’s how Curtis Lane runs every job out of Bradford Remodeling Co, and it’s how we’ve kept additions and ADU projects in San Francisco squared away for the long haul.

Which GAF Models This Applies To

GAF doesn’t make a single “addition” product. What they make is a roofing and waterproofing system, and when we build an addition or ADU in San Francisco, we’re tying that new structure into whatever GAF line is already on your main house. The compatibility question that actually matters is this: which GAF shingle or membrane is up there, and how do we match it without creating a seam that leaks?

For most San Francisco homes built or re-roofed in the last 15 years, that means Timberline HDZ or Timberline UHDZ shingles on sloped roofs, or a TPO membrane if the existing roof is low-slope, which we see a lot on the flat-roofed Sunset District and Richmond District houses. The gotcha is the underlayment and flashing system. GAF’s Deck-Armor and StormGuard are engineered to work as a system with specific shingle profiles, and mixing a bargain aftermarket underlayment under a GAF shingle voids the warranty and creates a failure point at the transition. Where the new addition’s roof plane meets the old one, we cut back the existing shingle courses and weave in a proper step-flashing detail using GAF-compatible metal. That transition is where 80% of addition leaks start, and it’s the first thing we inspect on every estimate.

If your existing roof is older GAF Timberline (pre-2010), the shingle color and granule blend won’t match today’s Timberline HDZ exactly. We’ll tell you that before we quote. Sometimes the honest answer is re-roofing the main house and the addition together so the whole building wears the same roof. We’ll lay that out in writing.

Signs Your GAF Home Additions & ADU Is Failing

  • Water staining at the addition’s roofline in winter. San Francisco’s fog doesn’t cause leaks by volume; it causes them by persistence. A small flashing gap at the roof transition lets moisture wick in over months, and by the time you see a stain, the roof deck underneath is usually already compromised. The fix is removing shingles at the transition, repairing the deck, and reinstalling the flashing correctly.
  • Musty smell in the ADU after rain. This points to either a failed underlayment seam or condensation from poor ventilation. GAF’s system depends on intake and exhaust airflow, and if the addition was framed without proper soffit vents or a ridge vent, moisture gets trapped inside the wall and roof cavities. We open it up, find the moisture source, and correct the ventilation before closing it back.
  • Shingles lifting at the addition’s rake edges. Wind in the Outer Sunset and along the bay front will peel shingles that weren’t nailed in the right pattern or that were installed over a dirty deck. Once the seal strip is broken, the shingle becomes a sail. Loose shingles expose the underlayment, and the underlayment is not meant to be a permanent weather surface.
  • Cracks at the joint where the addition meets the main house. San Francisco has a lot of older homes on varied foundation types, and a new addition and an old house settle at different rates. A hairline crack in drywall is often cosmetic, but a widening gap in the exterior sheathing or a door that won’t latch is a structural signal. We check the framing and the foundation connection point before we do any finish work.
  • Granules collecting in gutters below the addition. GAF shingles lose a small amount of granule material early in their life, but if you’re seeing a steady stream of granules three, five, or eight years in, the shingle surface is breaking down faster than it should. That’s often a manufacturing defect or an installation error, and it means the roof is aging prematurely. We document it, and if the shingle is still under GAF’s material warranty, we help you file the claim.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

In San Francisco, a full home addition runs $53,100 to $153,400, and an ADU ranges $106,200 to $259,600. The spread comes down to three things: the condition of your existing foundation, whether we’re building up or out, and how much of the existing roof system has to be opened at the transition point. A simple single-story bump-out with a gable roof tied into an existing GAF system lands at the lower end. A full ADU with kitchen, bath, separate electrical service, and a re-roof of the main house to match lands at the upper end.

Every Bradford Remodeling Co San Francisco quote includes a written line-item breakdown: materials, labor, permit fees, and the exact GAF products we’re installing, with model numbers. No numbers move at the door. If we find hidden damage during the build, we document it, show you, and give you a change order to sign before any additional work proceeds. You decide. The 365-Day Done Right Promise means that if any part of our work fails within one year, we return and correct it at no charge. That includes flashing, framing, finish work, and any GAF product we install.

You can check a few things yourself without risk. Walk the addition’s perimeter and look for shingles that are curling, missing, or visibly lifted at the edges. Look at the gutters for granule buildup. Look at the interior ceiling for staining at the transition line. Open the ADU’s attic access if you have one and check for daylight coming through the roof deck.

What you shouldn’t do is get up on the roof and start pulling shingles. A two-story San Francisco addition over a sloped lot is not a place for a homeowner with a hammer and a YouTube video. Roof work at height, stepped flashing, underlayment seams, and structural framing at the connection point all carry real risk of injury and real risk of making the leak worse. Curtis got his construction technology training at Los Angeles Trade-Technical College before he ever ran a job site in San Francisco, and he’ll be the first to tell you that the fastest way to double the cost of a small leak is to fix it wrong once and then pay full price to fix it again.
