Sakrete Home Additions & ADU: The San Francisco Owner’s Guide

A full home addition or ADU built on a Sakrete concrete foundation or slab in San Francisco typically runs $53,100 to $153,400, with detached ADU construction starting at $106,200 and reaching $259,600 depending on site conditions, utility runs, and finish level. Most owners call us after a foundation inspection turns up spalling, a slab crack wider than 1/8 inch, or moisture wicking through the stem wall. You’ll either be planning a fresh pour tied into an existing Sakrete base, or repairing a Sakrete product that’s failing under the load of a new second story or backyard unit.

We’re an independent remodeling and general contracting firm, not affiliated with Sakrete. But we’ve worked with their bag mixes, curing compounds, and repair products long enough to know exactly where they hold in San Francisco’s fog belt and where they need help.

Which Sakrete Models This Applies To

A second-story addition that matches the existing roofline

This page covers Sakrete concrete products used in home additions and ADU construction: High-Strength Concrete Mix (4000 PSI), Crack-Resistant Concrete Mix, Fast-Setting Concrete Mix, Sand Mix, and their Top’n Bond and Flo-Coat resurfacing lines. The compatibility gotcha most owners miss: the 4000 PSI High-Strength mix is the only Sakrete bag product rated for structural foundations and stem walls under load-bearing conditions in San Francisco’s seismic zone. The standard 3500 PSI mix works for flatwork like patios and walkways, but does not meet the California Building Code minimum for foundation walls or shear-transfer elements in an addition or ADU.

If you’re tying a new addition into an existing Sakrete slab, check the bag label from the original pour or the structural drawings. Older Sakrete formulations from before 2018 used a different aggregate blend that doesn’t always bond well with modern polymer-modified bonding agents. On a 2015 gut-and-rebuild in the Outer Sunset, we hit exactly this: the original slab wouldn’t take new dowel epoxy, and we had to grind the top 1/2 inch to expose clean aggregate before the tie-in would hold. That’s the kind of detail that separates a straight quote from a surprise change order.

For the parts side of this: we match OEM Sakrete products with the same spec the manufacturer calls for, and where a quality aftermarket equivalent exists, we’ll tell you the price difference and let you choose. For bag mix pours under 2 yards, we send a documented spec sheet with the mix design, the water ratio, and the cure time before the pour starts. No guessing.

Signs Your Sakrete Home Additions & ADU Is Failing

  • Hairline cracks wider than 1/8 inch in a fresh slab. This usually means the pour was over-watered or cured too fast in San Francisco’s dry summer air. Over-watering weakens the surface and invites spalling within two to three years.
  • White, chalky powder on the concrete surface (efflorescence). Moisture is moving through the slab and pulling soluble salts to the surface. In Richmond District and Sunset District properties, fog-driven moisture keeps this cycle active year-round.
  • Stem wall dampness in the first 12 inches above grade. This indicates the original pour lacked a capillary break or the Sakrete waterproofing coat has broken down. In San Francisco’s older balloon-frame construction, that moisture wicks straight into floor joists.
  • A corner of the addition slab that’s settled 1/4 inch or more. The soil underneath wasn’t compacted in lifts, or drainage is eroding the subgrade. On hillside lots in Noe Valley and Bernal Heights, we see this where downspouts discharge right at the foundation corner.
  • Bond failure where new Sakrete was poured against old concrete. The old surface wasn’t properly scarified or primed with a bonding agent. Once the cold joint opens up, water gets in and freeze-thaw cycles (yes, they happen even in San Francisco, up on Twin Peaks) split it wider each winter.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

Here’s the straight pricing for San Francisco, based on what we’ve written into scope documents this year:

  • Foundation repair or partial slab replacement under an existing addition: $53,100 – $153,400 depending on square footage, access, and structural reconnection
  • Full ADU foundation and slab pour (new construction): $106,200 – $259,600 including excavation, forming, rebar per San Francisco building code, pour, cure, and inspection
  • Stem wall repair and waterproofing on an existing foundation: $5,310 – $14,160
  • Sakrete Flo-Coat or Top’n Bond resurfacing of a spalled slab: $2,360 – $7,670

The range moves on three things: access (hillside lots and narrow San Francisco side yards cost more to excavate and pump), soil conditions (bay mud in Mission Bay and Treasure Point requires deeper footings), and the finish spec (a trowel-finish ADU slab with integral color runs higher than a broom finish). Every line item is written before we start. Parts, labor, disposal, and the permit inspection are on the same sheet. If the number changes, it’s because you changed the scope, not because we found a reason to reprice at the door.

And the work carries our full 365-Day Done Right Promise in writing. If the concrete fails inside a year, we return and correct it at no charge.

DIY or Call Us?

If you’re doing a small flatwork repair under 50 square feet, a Sakrete Top’n Bond resurfacer bag and a magnesium float will get you a decent result on a weekend. We’re not going to gatekeep a sidewalk patch. But here’s where DIY goes sideways: anything involving structural loads, rebar schedules, deep footings, or tying into an existing foundation. San Francisco’s building department will not sign off on an ADU addition without a structural engineer’s calc package and an inspected pour. Get the formwork 2 degrees off plumb on a stem wall and you’ll be cutting it out with a demo saw by Tuesday.

If you’re seeing the failure signs above and you want a straight diagnosis without a sales pitch, call us at (831) 610-5598. We’ll send someone who can read the crack pattern and tell you honestly whether it’s cosmetic or structural.
