Silestone Home Additions & ADU: The San Francisco Owner’s Guide

Silestone countertops and surfaces in a new home addition or ADU in San Francisco typically run $53,100 to $153,400 for the full project, with Silestone surfacing itself accounting for roughly $2,360 to $7,670 of that depending on square footage and edge profile. We stock and install Silestone-compatible fabrication materials, and most countertop-level issues get resolved within one to two visits. Most homeowners call us when a Silestone seam opens up, an edge chips after a cookware strike, or the substrate under a longer run starts telegraphing movement through the stone.

San Francisco’s fog belt and older housing stock create specific conditions for Silestone in additions and ADUs. The material holds up well against moisture, but we see failures where installers skipped proper seam placement over cabinet joints, or where a base cabinet settled on a sloped floor and pulled the stone with it. What looks like a cracked countertop is often a cabinet or subfloor problem wearing a Silestone mask.

Which Silestone Models This Applies To

Silestone runs under the Cosentino umbrella, and the product lines that show up most in San Francisco additions and ADUs are the Classic Series, the Sunlit Days collection, and the higher-gloss Eternal Series. Each has a different resin-to-quartz ratio, which changes how the material handles heat, impact, and edge-polishing. Get this wrong and you’ll chase the same chip forever.

The fastest way to identify your exact Silestone color and series is the small white label Cosentino prints on the underside of the slab, usually near a fabricated edge. If that label is gone, measure the slab thickness and check the finish under raking light. Classic Series runs 12mm or 20mm in San Francisco installs. The newer collections often come in 12mm with a fiberglass backing mesh, which changes how we prep the substrate and what adhesives we use. Aftermarket edge treatments and repair compounds exist, but for full-slab matching on an addition or ADU, we stick with OEM-sourced Silestone because the color lots in the Eternal Series drift noticeably between batches. A mismatched repair patch on a center island in a $100,000 addition is not something any homeowner should settle for.

Signs Your Silestone Home Additions & ADU Is Failing

  • Hairline crack running from the sink cutout toward the front edge. This is almost always a stress riser from a dropped-in or under-mounted sink that was torqued at installation, or a cabinet that settled after the slab went down. Silestone doesn’t fatigue on its own; something moved underneath it.
  • Visible seam separation or lippage. If you can catch a fingernail on the seam, the two slabs were not pulled level during install, or the adhesive has degraded. In ADUs near the coast, thermal cycling in unconditioned space accelerates this.
  • Chalky or dull patches that don’t polish back. Abrasive cleaners strip the resin binder over time. The quartz aggregate stays, but the surface loses its gloss and becomes more porous to stains.
  • Edge chipping along the overhang. This is common in galley-style ADU kitchens where clearance is tight. The edge profile, usually an eased or pencil round, takes cookware hits. Once the chip exposes the quartz aggregate, it tends to spall further.
  • Movement or bounce when you press down on the counter. That means the substrate or cabinet frames have failed, not the Silestone. The stone is riding on top of a structural problem. Fixing the stone without fixing the cabinet means doing the job twice.

Replacement Cost & What’s Included

Here’s what countertop-level Silestone work runs in San Francisco right now:

  • Full Silestone countertop replacement (standard ADU kitchen): $2,360 to $7,670 installed, depending on square footage, edge profile, and whether we’re removing and hauling the old slab.
  • Seam repair and re-polish: $470 to $1,180. This covers adhesive, color-matched filler, and a full surface refinish on both sides of the seam.
  • Edge chip repair: $235 to $590 per chip, depending on depth and whether the chip is on a visible radius or a straight run.
  • Full home addition or ADU build with Silestone throughout: $53,100 to $153,400. That’s the whole project: framing, rough-in, drywall, cabinetry, Silestone fabrication and install, and finish work.

Every quote we write in San Francisco includes removal, disposal, fabrication, installation, and the Silestone material itself. It also includes the substrate inspection. If we find a cabinet or subfloor problem driving the stone failure, we document it in writing and price the correction separately before anything gets cut. The 365-Day Done Right Promise covers the Silestone install for a full year. If a seam opens or an edge fails inside that window, we return and correct it at no charge. That’s the Garrison Standard, put in writing, every time.

DIY or Call Us?

You can do some of the diagnostic work yourself. Check under the sink for a loose bracket. Press along the overhang and feel for bounce. Run a straight edge across the seam to see if one side sits proud. Those observations help us price the job before we arrive.

What you should not do is attempt a seam repair or edge patch with a DIY kit from a big box store. Silestone is a quartz-resin composite, and the colored fillers sold to homeowners don’t match Cosentino’s color lots. Once a bad patch cures, it’s harder to remove than the original damage. Fabricating and setting stone also means running diamond tooling and working with adhesives that produce harmful dust and fumes. This is not a YouTube task. Call Curtis Lane and our crew at (831) 610-5598 if the stone is cracked, the seam is open, or the cabinet below has failed. A wrong repair on a $7,000 slab because we could have fixed it properly the first time is a bad trade every time.
